My Man, I had the pleasure to sit down with the top agents in my Office as we discussed the coming changes to Real Estate. He said something that just fit so Properly to the situation, He said " It's not the arrows, It's the Indian" . It was perfect, the phrase had actually said to him while golfing with a much older and experienced gentlemen.

In other words, it's how you are using your tools, you should be using agents as tools to find deals (its sounds bad to someone with less experience) however, good agents are dying for a good investor to go right to when they finally pull a listing. Offloading it quickly makes up for the amount of trust building you need to even get a listing. So, you should be networking with multiple agents everyday, asking them what they are working on, this is what will get you deals. "Look for the opportunity, don't attempt to ride the coat tails. The best way to get them on your side is to contribute to their success. If they see that they will keep coming back to you.

If you don't understand this, it's ok, Keep Pushing. You eventually will.

My worst experience was driving to my three decker at 2am to try to figure out why the smoke detectors kept all going off at the same time in the middle of the night. I am sure that the tenants were smoking and not admitting to it. Not that bad of experience but yes if your not open to that thing stay close. Or hire a great property mangement team. like uhh hemm myself. lolol anyways but in all seriousness I call around Lowell. The acre seems to have a lot of distressed stuff coming up. If you can renovate those I'll give you call. I actually owe some cold calls to Lowell tomorrow. : )

Stay in touch my man.
