It all starts from the backend in my opinion! Any deal can really be taken on if the numbers work well and it's situated in a growing area. But, if you don't have the right team members calling the shots and making the right decisions any deal could go south extremely fast.

Other things I would look out for otherwise are foundation issues, septic issues and how good the neighborhood is where the house is situated.

Exactly what @Patrick Drury said! Most urban markets tend to be following this trend across the country. But, you never know really what you can find out there, ha. There are always hidden gems in every market!

I believe it is a little overkill to have cable since all of the popular streaming services have a wide variety for people to choose from. Now if we were talking about an LTR I would say otherwise since they will be there for considerably longer.

With Airdna you can pay for another dashboard that includes another area. I would personally recommend using Pricelabs since it is much easier in my opinion to do this. But, it never hurts t house a combination of them both!

I would at least provide a washer/dryer and a fridge. Nowadays it is harder and harder to rent out entirely naked units to anyone due to them not wanting to do the work and spend the money to buy the appliances/furnishings. Also, you have to think about what they're thinking when their lease ends - they will have to just move everything right out which is extremely inconvenient for them.  Otherwise, I don't believe you should switch PM companies as they won't really be able to change anything since it is an entirely empty unit, for now, I would focus on getting those appliances. A good place to find cheap appliances is the FB marketplace. Just stay active on there and you will eventually find some good deals on some solid appliances.

I agree with @Caleb Brown, these do look reasonable. Once again though I would get 2-3 quotes first before making a decision.

Keep in mind Evolve is close to one of the largest property management companies in the entire country for SFH so if you guys go with using Evolve you need to expect there won't be as much care going into the work done since everything will be out of the house. Otherwise, keep reaching out to more property management companies before jumping the gun on your guys choice!

Using the right property management company can make the difference between your property performing good vs. great.
