Don't let higher interest rates scare you away from locking in that next unit! You should be able to find great deals no matter if we are in a recession, or in calm waters. But, tread carefully when getting into your next deal on the financing/analytical side to make sure things make sense cashflow wise, especially with interest rates rising you should plan for rates to continue to rise so you can be ready for what's to come.

Hey @Pat Jackson

I don't believe you will be able to count the STR income as income for the property as you will usually need 2 years of renting the unit prior as an STR before you can show the income. But, I am not an appraiser and am not sure if it would or wouldn't count on their side, so I would double-check with one that you may consider using in the future to value your apartment.

You should be able to rent either way! As the purpose of a vacation rental loan is to rent it out you can go either way with it!

The real question should be - do you want control over your investments or do you want to put your faith and confidence into another person/company? 

When investing with companies like Grant Cardone's you will not have the choice over your investments and you will be relying 100% on their company for everything.

Hey @David P.

@Nathan Gesner, and @Jay Hinrichs answered this one perfectly. You are no longer in the landlord business but you are in the hospitality business. You will need to create different systems, outsource processes that you don't want too handle, and overall have to manage everything actively when first getting started.

It can be more rewarding to get into the STR industry if you can get your systems/processes down. But, I would ask yourself before jumping into it that it's something you are interested in doing.

@Greg Scott hit this one right on! 

There is a massive difference and depending on their lease you may not have to go through the eviction process.
