I would get rid of the entire key situation and just get a Schlage door code lock. This way you can just change the code vs. getting new keys. 

As for a property mgmt company taking the payments from tenants, this is normal. Usually, a PM company will take care of the bookkeeping and give you the NOI for your property so all you should need to worry about is getting paid.

The best information on running STRs are in these forums! There is endless amounts of content to read in the "Short-Term & Vacation Rental Discussions" forum. Otherwise, @Claire Rosenberg recommended a good youtube channel if you like video content better.

Hey @George Brown

My team hasn't set up any STRs in the Dominican Republic but we had acquired some STRs in Costa Rica which we had thought we're going to turn out well but we had a few issues to note:

- Cashflow issues: Since we are basing our reservations on another currency we couldn't charge as much as we were hoping for. 

- Finding a Good Team: Since there is a language barrier in place it was much harder to communicate with any cleaning companies/property managers we found.

    @Kevin Luttrell said it perfectly! Even if you list it on the MLS investors will find it. Get an agent that invests in the market and pick their brain on what they think would be best to do in this situation.

    Hey @Tanisha E.

    Honesty and transparency throughout the entire process. Without either of those the PM, you'll be working with could turn your property into a horror scene. 

    As for a red flag, I would be concerned if the company you are looking at uses out-of-house companies for their operations. If everything is outsourced they won't truly know what's going on in the properties and you will have to have an eye on it constantly. 

    OTHERWISE... If this is your first STR I would recommend self-managing and getting to know all of the operations that go into having your own STR. Then you will be able to really tell if a company is BSing you or not on what they offer.
