I believe the question shouldn't be if you need one. But what's more important for you in this situation?

Do you have the time to fully furnish the property yourself, or will you need that time for something else? Will this ruin your CoC return using an interior designer, or will it not affect it at all? You can really go either way on this one but your decision should really be on your best interests in mind.

One - I want to mention first is that you need to choose what's right for you and only take note of the recommendations that you receive from this forum as others will be thinking in their best interest and not yours. 

Secondly - What are your goals? Do you want high cash flow, appreciation, etc? There are a very large amount of areas that will fit this price range, but only few that will perform to the expectation you have. 

Third - I would recommend looking at areas around the beach, or in the mountains. You will generally see higher price ranges in these areas and good STR performance to follow along with the natural amenities that the areas a gifted with. Don't overthink it!

The enemy method will give you all the information that you need to know including if the discounts are a normal thing. I'd say if 5 or more of the properties have discounts for 7-day or longer booking periods then this is definitely a common thing for your area.

I would call your local township office/zoning office. They will be able to give you any updates on recent ordinance changes and overall information on the rules and regulations in the area. A quick call is always better than risking getting fined or potentially losing the opportunity to get a license to operate!

With the right systems in place and the right team members, you can run an OOS operation very easily. The hard part... Creating those systems and building the right team around them of course. Make sure to handpick each member of your operations so that you know things will run seamlessly and remember that this is YOUR business so you will need to play a large role in everything when first getting started.

Hey @Patrick Megill

I would utilize your VA loan to save time and money. If you don't end up going that route you of course have your other options going with FHA, or the conventional route.

As goes for your family I would explain to them that historically Real Estate has been the safest asset to put your money into. Either way, don't go off someone's opinion if they haven't done something for themself. Focus on the opinions you get from professionals/people who have done what you want to do and you will get the right advice/knowledge.
