Hey @Casey Kernan! 

I would recommend using Pricelabs vs. Airdna as I believe they pull more accurate results than Airdna does. 

It seems like this may be a good area to get started for your first STR given it's around ample attractions/amenities/strong commercial district. Prices do seem a bit steep for a property but you would be more familiar with the market up there yourself so if the prices are right I wouldn't hesitate to move forward if the numbers work out!

Hey @Stacy Helman! 

Using Evolve you will notice that they operate out of house for mostly all of the work they are having completed which could be a downside to using them. Otherwise, they seem to have a good reputation but you never want to not have eyes on your property - just like @Ruth Blue had said!  

Is this your guy's first short-term rental? It may be worth it to eliminate the overhead expenses you would get from using a PM so you guys can really capitalize on the cashflow you're getting.

Please pay attention to what @Nathan Gesner is saying! He is always dropping gems in these forums!! 

Otherwise, the numbers need to make sense. If you are leveraging debt from credit cards I would not recommend going this route, but if you have the opportunity to seller finance it may be worth it if the numbers make sense house hacking.

I would recommend getting another inspection just to be safe on your end. Otherwise, has there already been an inspection on the property? (Asking since you mentioned you need to have it "reinspected"). Never hurts to be careful with a large purchase like this, ha!

Any DSCR loan I have seen so far go through on a transaction takes at least 20+ days. Otherwise, I have found that most credit unions will offer DSCR loans over others.
