Hey @Greg R.

This is a pretty common issue and isn't generally a bad thing since this lets you know the VRBO's algorithm is pushing your listing out to consumers (Not the right type but still). What I would take note of is: 

1. How you are marketing the property - is it being effectively pushed out to the right consumers in the right way? 

2. What is the copy of your listing like? Are you marketing it like a professional listing and is the listing fully optimized with professional pictures, title, description, etc?

These things will help you out greatly in getting your listing out to the right people.

I would recommend going to meetup.com and going to a real estate expo or convention in your area. The amount of connections you can build by going to events is only limited to the number of people you want to actually talk to. 

Otherwise, join FB groups that are RE-based, start connecting with other investors on here in the specific forum that is tailored to your strategy, and nonetheless just talk to more people! You'll never be able to guess who is actually involved in RE nowadays!

I would split this $100K into two-four properties that average around $500 -$1000 in cash flow. Then repeat the process in a year or two with bigger or properties, or with properties that are alike.

Post: Adu and long term or no adu and short term

Hey @Andrew Etzweiler

Based on my current market experience and not yours it may be the best idea for you to do the ADU. If you end up sectioning off the 2 beds and 1 bathroom you will need to create an entire new living space, kitchen, etc for this area. Whereas it may be more cost-effective to build a 1 bed 1 bath ADU. But, I'm not sure about the numbers on this and I would get some serious estimates on both of these projects if I were you.

Otherwise, what does the market look like for any renting ADUs? Are there people renting for 60+ days and living in something like this? It may be harder to market the one while the other would be easier. I would make sure to verify this information too.

Hey @Jaron Walling

It seems to me that you are extremely conservative with your numbers which is a great thing! Have you considered the property being listed as a furnished rental and the rate that would generate? Also, have you considered using the property as an STR? If you need help figuring out the demand I'd love to run the numbers real quick for you to figure it all out!
