REI in Smoky Mountains Too Late?

Chris Ortler
Posted

Hello BP Community,

I have been looking at possibly investing in property near the Smoky Mountains.  I have noticed that there has been a slowdown in the housing market.  As an investor, would you wait to see where things go or would you still invest?

"Be greedy when others are fearful, and be fearful when others are greedy."

I am certain we are still in the greedy phase. It was only 3 months ago that I was looking for property in Tennessee, Georgia, South carolina, and Florida. Every market I looked at was overpriced with competitive bidding. That demonstrates a "greed" phase and not a good time to purchase.

can you still find deals in all of these markets? Absolutely. But it may also be a wise time to hold on to your pocketbook and wait for things to switch into the fearful mode and pick up more deals.
