Thoughts on estimating ARV for flip

Hello BP, we're all experiencing this inflationary/high interest market together so I figured I'd ask a complex question. 

We just completed the demo on our third property and can't decide which strategy to follow. Is flipping properties a valid idea right now? After running the numbers conservatively we could profit about $18K before capital gains taxes. That feels really slim for 3+ months of work, swinging hammers myself, and hiring contractors for the specialty jobs. 

We could rent the property and cash-flow $160 per month, after PITA, cap ex, vacancy, maintenance, and associated cost with buy/hold.  

As an investor would you take unpredictable profit, or low cash-flow in a rising C class neighborhood?
