Yes sir! We are still buying and selling. Now is a great time to focus on fundamental real estate investing. We are being extra conservative or rehabs and ARV's and trying to avoid purchasing occupied houses.

@Ty Kashmiry Welcome to BP. My general rule is, I want to hold rental properties that I would be OK with living in. That applys to location and condition. There are good tenants in the worst areas and bad tenants in the best areas, but that seems to help as a compass. Tenant screening is more important than location. @Desmond Dunn Welcome to BP. I would recommend starting with some networking. There are a lot of good meetup groups and local Facebook groups where you can start making connections and attending meetings. There are so many free groups and free information locally that I would be Leary of groups that cost money and expensive guru pitches. Previous owner had the tenant working on rehabbing for 2 years until they finally evicted and we picked it up mid project. Exterior paint job in February. Exterior painter blew water inside with a pressure washer all over brand new flooring even filled up some lights. Flooring installer some how accidentally ripped out all of the existing hardwood that the were supposed to LVP over. Rehab went over about two weeks. Locks were changed on the last day the contractor was there.
