Generally people just charge one months rent to avoid the whole scenario. I would check with a local property manager or your attorney. Happy to share contacts if needed. That is definitely one of those situations that if not handled appropriately, will trip you up at an incredibly inconvenient time.

We are all paid up for May but for sure have 1 tenant who is going to struggle with June, July and August. He is an international student/educator. The school is not providing work over the summer and him nor his wife are, legally, allowed to perform any other work

Too bad I missed it. I will try to jump on the next one! Been missing my normal networking events.

Just like in any other industry. Some people are crushing it and most others aren't. Take the time to find the ones that are a stay close!

Great conversation here. I agree that you have to do what is best for the business. If it were me, I would be very open with her, tell her what is coming and possibly deal with her unit last if you are going through and turning.
