If looking for an investment you can ask your realtor if they work with other investors, are investors themselves, what strategies do their investors usually utilize, etc.

Just piggy backing off what @Alan Asriants, most people use FHA loans but there are loans available typically from local lenders for owner occupants. Try talking to other lenders in your area about your options.

@Josh Deever You may want to look more into the penalties and tax implications of liquidating an IRA this area, having it is also a good way to diversify money.

House hacking is typically the easiest route when doing low down payment, but you can talk to local lenders about other options. If you find something soon with an FHA loan but end up needing to move for work say next March/April or something you can talk to your lender about it since moving for work can exempt you from the 1 year obligation, but you would again need to talk to your lender about that. You can also technically get a 2nd FHA loan if you move more than 100 miles away.

 Talk to your agent about it, could be possible that a tenant would want to leave early for some reason. Unlikely, but possible. Could also buy them out as @Kimberly Elson suggested.
