Hi,

I am a management consultant based out of the Chicago looking to begin my real estate investment journey. I have saved up some capital that I would like to deploy over the next couple years in a few properties. BP podcast has been a great place to get my bearings but still very new to this and looking to connect with folks either in a similar place in their REI journey for comeraderie or more seasoned folks willing to part some advice/mentorship in the Midwest in both local and out of state investing. Contacts for good real estate agents, property managers, loan officers, real estate lawyer, real estate tax professional would also be much appreciated. Ideally I would like to partner with someone on my first deal where I can supply the capital and learn how to be an operator in this space through hands on work through the life cycle of the deal. @Christine Rebamonte I recommend taking a look at the larger Ohio markets. Cincinnati and Cleveland are good for cash flow while Columbus can give a combo of appreciation/cash flow. Rents have also risen a ton in Columbus and Cleveland: https://www.biggerpockets.com/...

@Dylan Mabin For a house hack I recommend using a low down payment loan and using the rest of your money elsewhere. Just make sure the numbers work for when you decide to move out. Check around if you qualify for other low down payment loan types, don't just be set on FHA.

@Linus Le The BP one's are good when starting out. If house hacking and needing to pay PMI make sure to include that in your calculation. You should also be able to find a post where people have shared their own Excel spreadsheet calculators.

As for STR and MTR you can check out AirDNA

 I use Innago and like it so far. It's free to use and good for a smaller amount of units. Once you scale you may want to pay for some features if you plan to manage on your own still.

Networking and education are huge at the begin. Read, listen to podcasts, attend local meetups and post everywhere about what you want to do. @Nathan Gesner mentioned some good things, make sure you're in a good place financially.
