If you're comfortable with it and want to bring down your payment as much as possible try renting out part on Airbnb. Check with the city to make sure you're allowed to do this, but this is was Craig Curelop did to eliminate his housing expense in Denver

@Tony Capra I've heard people have success sending a professional postcard or just slapping a post it note on their door so there's not really a standardized form letter to do it, just what works for you. If you do want an idea of what to say there's some examples online and videos on Driving for Dollars. If it's a duplex it's very possible the owner doesn't live there so you'll have to find out how to get in contact with them.

@Rami Khaldi Your team and education are very important when investing oos. I recommend reading David Greenes book on Long Distance Investing and networking in the area.

@Joyce Romero Cleveland and Columbus are great markets to look at, Cleveland being great for cash flow and Columbus a combo of some cash flow and appreciation. Let me know if you want to check anything out here!
