I never imagined that you could purchase homes that far below asking price!

I always assumed the price was the price. If you negotiate lower, then you get lucky... the exception rather than the rule.

Im so happy I found this thread! ha! I realize in the stock market the key to making money is purchasing at a discount and leaving a margin of safety - now I can apply this to RE too, yay!

That is a good post.

There is enough hype about the benefits of the business out there. However, people need to realize that there is risk involved in any business or money making venture.

Have you considered Skype for simple audio recording?

A webcam sounds like it would be pretty good too. There are tons of tools for converting files from standard windows formats to YouTube or iPod files.

You do need a retirement account. Starting early is the key to success in this because of the time value of money, and compounding interest.

If your company doesnt offer a 401k, you can still get a tax break for investing in a personal IRA.

That makes so much sense, that if you do decide to purchase a multi-family unit your potential buyers when you decide to sell will be other investors.

However, what about the possibility of splitting it up and selling each unit by itself? Is this commonplace or are people afraid to purchase a home that is not entirely theirs?

Door knocking doesn't seem offensive to me. The key is the attitude you present to them. What is the worst they could do? Say no. Just make sure you aren't pushy, rude, or inconsiderate about the time in which you are stopping by.

I like your idea about having your mom build your credit for you. Since she has a business, it is reasonable to expect that she will use it more than you would.
I would remind you (as others have) that leaving the credit line open after she is done using/building it is important. The LENGTH of time the accounts in your credit history are just as important as the other stuff!
