Door knocking

Now, I'm getting much more agressive. I'm tired of useless efforts that have no return (mail, am messages) I pursue and talk to anyone about the properties I have interest in..neighbors, lawyers, family... Live people have the answers.
But somehow I am scared to knock on the door of the person that lives in that rundown shack, even when I know they have no mortgage, and/or they're foreclosing next week, someone died, whatever. If its vacant I have no worries. But if they live in it, I have some mental block that I dont want to knock and ask them about it, because, I dont know, I think it may be offensive or something. Am I being ridiculous here? Whats my problem?

You are worried about how they would feel if you interrupt or intrude. You want to avoid conflict. Very natural.

Flip it around. Assume that they have no one to talk to about their problem. They are praying for someone to help them. Then you knock on the door.

Remember there are some other investors who will knock. Some are really more sharks then they are there to find a win-win solution. If you have an honest offer that is respectful to all and profitable to you then why not put it out there. It could be the best or the most honest offer they will be presented with.

Speaking to strangers when you want something specific is hard. Speaking to strangers when they need help is easy. You are offering to assist them. You are there to help if it is within your power to do so. Until you talk with them there is no way to judge if you can help. Why decide before asking?
