although I can't offer any guidance on the renovation rules of your current project, I will offer that we do some STRs north of Asheville (Mars Hill) and would be happy to share any of our processes, methods, etc. if you're looking to get more into the STR game (I'm trying to get more LTRs!)...

I think @Derek Robinson said it best to get someone like a GC to go out and give you a full legal permitted estimate.

I'm in Raleigh and have properties in High Point and Western NC, so I'm further from coast, but always happy to connect!

I've seen many of the forum posts asking what platforms are used the most or which ones are best.  Ours have been listed on both VRBO & Airbnb but we've never had any traction with Airbnb (not by our choice, it was just everyone was booking on VRBO.  SO maybe a blessing in disguise for us based on what others are sharing.

We tried our own platform for awhile but no traction as Airbnb/VRBO drive so much traffic.

I have a STR and LTR in Mars Hill. Its about 45 mins north of Asheville. Its very quiet and remote where I'm located but yet driving distance to get to Asheville and other attractions. We do exceptionally well with occupancy....all year long. worst month is Feb and we still book close to 65%+ that month. We've been JAMMED solid since May 15th when covid restrictions lifted. Love the area enough that we just got a 3rd property under contract last Friday. I also believe that the city limits of Asheville could be tricky to navigate with STR rules, but enough opportunities just outside of limits to get value and STR opportunities.

Schlage Encode door locks allowing us to program door codes remotely. using check in and check out dates  Also use Gecko In Touch2 wifi app to control hot tub.  Probably should get some thermostats and cameras, but dont at this time.
