@Jordan Brown welcome to the world of real estate investing. I got my first deal from a burnt out landlord in Lexington who needed some cash. Lexington is a very competitive market but great for long term real estate investing. I currently have 58 units here and would love to connect and help in anyway I can. If I were you I would try to leverage your skillset as a contractor to partner with other investors with capital. Reliable and honest contractors are very hard to find so I am sure you could find investors that would love to partner with you.

@Carol Kotchek I would recommend Chris Nolan at Cross Country Mortgage in Montgomery. He has helped me on a  number of purchase and refi loans on some single family rentals I own in Montgomery. DM me and I can shoot you his contact info.

@Trevor Brown I own 58 units in Lexington and would recommend Real Insurance Agency and Goins Insurance. Both are there in Central KY and do a great job. Real has been very easy to work with and were great in helping me file a claim when I had a big fire in one of my 4-plexes. Goins is a little more old school but definitely cheapest you will find in Central KY.
