@Lee Hampton I live nearby Montgomery which is one of the biggest drivers but on top of that here are some of the main reasons:

1) Steady market with a diverse set of employers across industries. Also, helps that it is the State capital which isn't going anywhere

2) Great price to rent ratio. Some of the cheapest housing in the country.

3) Vast majority of homes are 1960s-1990s built brick ranches which I love. Easy and simple to maintain

4) Second lowest property taxes in the nation

5) No bursting pipes from cold weather like up north and no super high insurance because of tornadoes like Oklahoma and Texas

As far as strategy I mainly BRRRR houses but also own some multifamily that I bought the traditional way.

@Natalie Runyon I am full time real estate investor here in Montgomery and would agree with @Greg Parker. Montgomery is a great market for cash flow!

I agree with @Greg Parker that Boylston is a D and C neighborhood, I would say primarily a D neighborhood. The investors we work with prefer the following neighborhoods: Forest Hills, Dalraida, Montgomery East, Carriage Hills, Lakeview Heights, Woodley Park, Gladlane Estates, and Gay Meadows.

@Luke Metzker I am a wholesaler and rental property investor in Lexington and can say @Zac P. hit the nail on the head. In Lexington the population is growing but there is hardly any new inventory coming online due to the USB, this is causing a lot of growth to spread to the surrounding cities such as Nicholasville, Georgetown, Versailles, etc. Overall I would say Lexington is a great market for the long term but the deals are hard to come by.
