If it hasn't been posted already I would highly recommend you check out Lexington, KY. Great economic metrics with consistent population growth for the past 100 years, a large diversification of employers and lastly a local government who doesn't like development so housing is continuing to become a shortage. However, the city is still small enough (400,000 population) and overlooked by the bigger players that there are a lot of low priced high return opportunities.

I haven't used him personally but have heard great things about Vista Properties. Their owner Mike Butler wrote "Landlording on Autopilot" which is my favorite book on property management out there. He used to manage 70+ properties while working full time as a police detective.

Getting to the point where I want to scale up my real estate investing business and trying to figure out the best way to get large private lenders. My biggest issue currently is I have worked with some higher net worth individuals to partner on deals in the past, structure would be they provide all money and I do all of the work and we split profits in some manner. Going forward I believe in order to scale I need high net worth private lenders instead of equity partners. Unfortunately, all of the high net worth guys I have been talking with don't want to lend to me at a fixed rate but instead what to have equity in the deal and share in the higher upside. Anyone had experience on how to convert these investors into lenders or how to pitch private lending to higher net worth individuals?
