@Pat Jackson to me it just depends on what type of return I want and what they can afford. There is no base amortization. Some may be 24 months, I have one right now that is 76 months and some may be 15 years.

My company is closing on a few houses in harrisburg that we will be fixing up as rentals. Im looking for a good contact for property insurance. Need a company that will insure homes in rough shape. Any advice is appreciated

@Dan Farkas if you didnt sell his friend one I probably did. Those of us who were moving REO properties back then were def loving those times.

@Mike Hendrickson sorry but i really dont get the whole angst between "some" realtors and investors who may use wholesaling as one of their strategies. I am a licensed realtor and I wholesale properties. And honestly 90% of the sellers I deal with on wholesaling transactions done want to list their house at all. But a realtor will quickly label you as doing something unethical if you are "wholesaling" the home and it's not listed. Like how dare you not list that home, lol. There are bad actors in the wholesale space who i run into alot and those types dont last long. But for the most part experienced investors who wholesale are solving a problem for a seller that does not want the hassle of listing and a bunch of people walking thru their property. And alot of my deals are sold to other realtors or their buyers.

@Kyle Miller I live in Miami but 90% of my business is still grand rapids/kalamazoo/muskegon area. I wouldn't touch a house down here right now. Market is way too over priced lol. I just hate the cold so I live in the south and invest in the midwest lol

@Kyle Miller I was about to say, how the heck you find that in Wyoning today. Aww to 2014 when there were homes like this all over the Grand Rapids area. I'm a licensed realtor and active investor in GR/Wyoming area. Cant find anything close to this anymore.
