What do you mean by Mid Michigan. I wholesale properties in Grand Rapids to kalamazoo area.

Anthony, congrats on your future new move. In my opinion Grand Rapids and Kalamazoo are the best cities to buy rental properties in now.  Grand rapids is one of the top real estate markets in US. You can find good cap rates and great stable tenants.  Kalamazoo is not as hot as Grand rapids, so you can find cheaper properties there.  Rents are obvious lower but still great returns. Imo, Kalamazoo is a great up and coming market.

Kalamazoo can def give you those types of returns. I am very high on the city. Being from Grand Rapids I started investing there about 2 years ago and the prices are starting to climb a lot since then but you can still find very good returns.

Everything that has been posted is good advice. You can still make money on Grand Rapids just takes a lot more time and effort. Most of us experienced GR investors were used to the crazy low prices and decent rents. Now prices are a lot higher but rents are a lot higher too. It's all about cap rate/return you want. Grand Rapids still can provide better returns then most markets like it. I have a few off market 2-units right now for sale. Send me your contact info and I can forward you details.

Hi Jake I have been an investor and realtor in those areas for the last 10 years. Feel free to send me your contact info and I will give you my advice. Grand Rapids-Wyoming is an extremely hot market right now. If you find a good deal you can do amazing but deals are very thin right now.

I work with notes all the time. Me personally I think it's the best investment strategy to use. Either buying NPNs, performing, originations your own note and holding it or originating your own notes and selling them. Plenty of people are making great money in notes today. It's just an investment class that a lot of investors still don't know a lot about.

You can assign contracts. Most RE agents don't even know about assigning contracts and their local forms don't allow it so they will say you can't. But I do it all the time and title companies don't have an issue with it. You just have to use your own form. If you need help with a proper assignable form send me a message and I can help you out.
