It depends on who you are buying it from. The law doesn't require it but if you are buying it from a gov't entity or it was bought from a gov't pool there usually are stipulations that require you have a servicer.

I grew up in Harrisburg, i live in Florida now but I have an investment firm that is actively investing in Harrisburg. My partner lives there and attends most of the meetings so i could have you meet him and he could help you with your research.  We also have properties right now that may interest you. I agree with Michigan. I've been helping clients or investing myself in West Michigan for 9 years and the numbers are great. The east side is really turned around too. Definitely a place you should be looking.

@Josh Bloomquist I'm usually in Kzoo twice a week. I should be down there on Monday and would love to talk over coffee about some of the deals we have been doing.  Let me know how your schedule looks

I've done about 20 deals in Kalamazoo over the last 6 months. I was more used to just sticking in the grand rapids/kzoo area but the deals have dried up so i had to find new markets. I've gone as far south as Albion to find deals and as far north as Big Rapids. But Kalamazoo has been a really good market.  I just listed 6 houses there last week and 5 of them got accepted offers within the first week. Alot of opportunity in Kalamazoo right now but you have to know what areas to look at.

Hi Aaron

I am a licensed Realtor in Michigan and I focus on investment deals in the Grand Rapids and kalamazoo areas. My office is in Grand Rapids, but i've been locking up numerous properties for my investor clients in Kalamazoo over the last six months. I'd love to connect with you and help you out in your search of more properties. I also have used Tim's property management company on some deals and he is a very good resource for property management.
