@Chipo Asare I'm doing some of the same right now and getting good returns. We havent down the rooming model, but I know alot of investors doing that in Harrisburg and getting amazing returns. I'm always a little hesitant about the rent by room model but me and my partners were just talking about it last night so... lol.

@Andrew Neal well I'm not saying that exactly. I'm 90% using wholesaling strategies right now for my business. And it's a very successful business. I just think the term is thrown around as a noun when it's a strategy. Every successful "wholesaler" I know, is a successful investor who uses wholesaling as one of their strategies. Alot of new people are going into this to be a wholesaler but dont understand the basics of being a real estate investor and are losing and leaving alot of money on the table. And then become bitter that they sent 1 direct mail campaign and only got 3 calls or cold called for a week and didnt get a deal, lol.

@Andrew Neal You should not be a wholesaler. Use wholesaling as one of your investment strategies as a real estate investor? Yes.

@Jr Trotta We are in the first 2 areas and have talked about Easton. We do alot in Harrisburg and the surrounding area. Lancaster is a very hot area we are looking to tap into alot more this year. There are good markets everywhere. My strategy is always geared to value add properties in small-mid size cities. And I look to go where I have boots on the ground. My companies main business is virtual wholesaling so I've been able to build teams in areas I know and have reliable people at. I grew up in PA. First Pittsburgh then moved to Harrisburg and went to Penn St. So I have some very good connections throughout the whole state. So I always tell people out of state investing is a great strategy, just make sure you build a great team first that you can trust in the area.

@Kyle Hassig I agree with a few others. Michigan Is a real estate gold mine. It's where I've been focused last 12 years. But honestly it's no different then starting in Indiana, Ohio, parts of PA and other midwest states. My basic conclusion Is invest in the midwest. Prices are great, lots of medium size cities with good joh opportunities, great cash flow and several other great factors.

@Marisa Rowe aww I remember these days. I had a client buy Detroit properties in bulk straight fro. Fannie/Freddie. 100s of homes for 1-2k each. Detroit has def come back in certain areas but like most real estate it can change street to street. I have investors who have done good and some who have been killed. So you need to do your research. And never buy sight unseen, fly out to the city. Drive the block, see the area. Dont be afraid to invest in Detroit just do research first.

@Carlos Soto it has extremely hard to find good deals on the MLS. 95% of our deals are off market. You will have to get creative and start finding your own deals. Waiting for Realtors to find you good deals on the MLS, especially when they probably have clients who they have worked with longer than you, is going to be a tall task.
