Donald Miller I agree with Anthony Angotti If you're going to be an owner occupant also look into fha and 203k loans. They only require 3.5% down so it's a cheap way to start. Also, if you're in a rural area you can look into USDA loans. You also have to be an owner occupant for this but they usually require little to nothing down. The only problem with USDA loans is I think they can only be used for single family houses. You'll have to look into that more though. Hope this helps and good luck!

@Scott Taylor Makes sense, that would be very expensive getting out to your properties investing an hour away from you without a car. I consider starting my investing career in Scranton for the same reasons as you... I really want to maximize cash on cash return and get into a cheaper market than Philly (much cheaper than the Bay Area but still).
