I'd use the line of credit, which you can basically treat like cash (can get you better deals), then finance that deal with a mortgage to pull your money back out, replenish your line of credit, and keep using it to buy properties.

Ahmed Ogunbunmi I graduated from Temple, so I know that area of North Philly well. I'd love to get my hands on a multifamily around there but the prices are high and inventory not really existent, but I'm still going to try. Right now I'm focusing more in Germantown. I've been vetting out the good and bad streets.

Hey Philly people, I know the 2% rule is a good benchmark when analyzing buy and hold properties. What % do you guy and gals aim for in Philly? Is 2% attainable if you aren't in a war zone? Does anyone invest at 1%?

Hey Joseph, I think before you do any of that you should define your goals and what exactly you want to do with RE. Do you want to flip, buy and hold, wholesale?

Great idea Adam! That's the cool thing about real estate, you can make it a full time business, or just a hobby. Check out the podcasts to learn more about what you're doing and network with people at your local RE meet ups.

@Frank Callahan I'm in a similar situation as you. Recently graduated from college and while I was there I realized I'd be a much better landlord than what I had to deal with over the course of 4 years. After entering corporate America I've also realized I want to get out of the rat race as soon as possible, using real estate to get there. I'm also working on getting my real estate license. I figured it would help me learn, network, and snowball into a full time job while I invest. That's great that you already walk for dollars and have an idea of where you want to invest. Best of luck and I look forward to seeing you around BP!
