Hello- New investor team in Philadelphia,Pa area

Hi, This is Bob and Erin Tate from the Philadelphia area living in Fort Washington, Pa Montgomery Co. I'm currently doing in-home sales for the HVAC industry and my wife is in the restaurant business. We've been researching real estate investing from many different sources for about three months. We have found our niche (fix & flip), our neighborhood (seen many houses from the outside), and our plan is 7 years to 7 figures. We have money set aside and filled out paperwork with a very knowledgeable hard money lender.  Now we're ready to put our plan into action. The last piece to get us started is to find the right property.  Any and all help and comments would be appreciated and never forgotten.

Hi @Ryan Cameron yeah we have done some research and we like Germantown in Philly for a starting point. It's moving up and looks like it's in the price line that we're looking. Thanks for the response and any advice would be appreciated.
