Never heard of agents doing this for their buyers (passing along love letters for their buyers to the seller) but apparently suit have already been filed over outrage that this is no longer allowed in Oregon, as the state's new law says 'real estate agents will not be allowed to pass along personal pitches from buyers that can include personal details about people’s lives along with photographs and videos but buyers will still be allowed to communicate directly with home sellers.'

Agents take precautions after Virginia realtor killed at home he sold - YouTube


VA realtor was recently shot dead by his firm's 84yo client who had just bought and moved into the home a day prior.

“He bought the house sight unseen from Alabama, moved in here Thursday and called a real estate agent Friday to return the house,” a neighbor told the news outlet.

 What's best to avoid such brutal remorse or whatever these days?

Cams don't deter people, especially suicidal ones!

So what does? Concealed carry for realtors nationwide??

Was surprised to see even RF slaps on an extra % taken out of the seller's proceeds whenever the buyer is unrep.

Not that the printing slowed down any in 2021 for this and that stimulus, death benefit, etc

But where is it heading and what does that mean for folks' $100K co-op apt etc they're now paying $2K/mo for maintenance and being taxed based on being 'worth' millions now each?

Is big money in pockets really work much anymore?

Why is it that so many R4-1 zones (which allow only 1-2 fam bldgs) now advertise 3Fam buildings for sale in them?

and conversely,

so many 2Fams have been taxed for decades as 3 and even 4 fams when you check the tax rolls; even says 3 or 4 units on the the notices of value despite being a 2Fam in 2 Fam zone?


been noticing this alot with NYC properties, but they arent my forte

listed one in CA and NY, one with android pic of CA house the other with iphone pic of NY house.. and two different flat fee listers said the listing was rejected cause the pic was flagged as a 'screenshot' 

in further discussion, it reminded me of why i quit renewing my license cuz of MLS bureacracy on par with CAL BRE

amazes me MLS arent being sued for such shady practice -- its like theres a mafia behind the scenes bullying people that go with discount mls services under the guise of such flags

surely there ought to be a class action.. cuz it delays equitable houses going on the market till seller breaks down and pays for professional photography, full commission list agent/broker, etc!

Makes sense lawyer is forcing you to accept the faulty wiring or forfeit EMD, if letter came from laywer

I'd contact the local BAR and file suit for my EMD back in response to their written threat.

Parents owned their 2F since the 80s but are finally selling, and retiring to a SF being purchased and moved into before they close on the 2F.

With current NYC moratorium on eviction, how do they smoothly vacate current tenant in 2F who's been there for years but only month-to-month?; what sort of notice should be given to tenant and how soon in advance, given this year's special considerations?

If a 1031 is feasible how do they do it? They already have an attorney for the SF but not yet for the 2F, if will be different due to distance/counties.

Any other helpful considerations? Thanks so much in advance, fellow BPers!

In NY a RE attorney was required - provided the contract, title co, and his staff hosted the closing.

while in CA, the Escrower did most all the paperwork, including ordering title & closing

Lender's (if applicable) attorney would also advise additional requirements

Most important seemed where will the Closing physically happen, depending on situation?

Attorney; Escrower; Lender!

So far every keyless entry package for whole condo/house I've looked at still has one door (ie, backdoor, garage) that has a backup keyed-only entry that will allow access to rest of locks from inside for when an EMP/surge/blackout etc fries everything else!
