Agreed with everything above. Could be a lot of reasons- worried about carbon monoxide, were never a boy scout, etc. Space heaters for a temporary bandaid

I've been impressed with Proper's customer service and coverage. Thankfully I haven't had to use it yet, but I was impressed to see that they will cover plumbing disasters caused by guests. They also cover theft, even while unoccupied. I started with American Modern via USAA but dumped them for Proper when I found out that theft was not covered.

Your downpayment is not your only out of pocket expense. As Luke said you can't do 10% down on these.

"These" as in new builds or vacation homes? IIRC as long as you follow what's written in the lender rider in regards to "some" personal use you are good.

@Jordan Duran is this some kind of prefab?

boating for sure, we have a concrete dock.

Make it conducive to beer drinking and I'm sure some fishing will break out! Or do I have that backwards . . . .

In all seriousness, if it's good for fishing and/or docking a boat I would go after that demographic hard and make sure you optimize the set up for it. Shade, coolers, fishing pole holders, slime line, etc

If it would work that would be great.

Search for the item you need. When you find what you like, right click copy the image and do a reverse image search on google images. AKA google lense. Click on the "camera" icon at images.google.com or go this url https://images.google.com/?gws... and drag or paste the item into it.

This should bring up numerous photos of the actual item on various pages. Click on those photos and you should find the actual vendor that Wayfair or Overstock is scraping from. I've seen stuff thats $600 on Wayfair at half the price. What those sites at least do well is giving you options that you can filter, because Amazon filters and search terms don't work for ****.

Happy Hunting!

 Pretty cool if it works.

For some things it probably won't. I was looking specifically for dressers, which IMO are the toughest item to shop on a budget for, and good brands are already expensive so they seem that charge in line with that. Amazon is already pretty competitive already so I wouldn't expect much of a spread there but I've seen some pretty significant markups on Wayfair and Overstock. Their business model is scraping the internet for every furniture vendor and charging whatever markup they can get away with. One of the image searches linked me to a site specifically for commercial hospitality purchasing.

I could see this working for dining tables and nightstands as well.

Looks good.  Those homes were near worthless 15-20 years ago...looks like yours sold for $20,000 in 2005.  Great to see the revitalization.

I suspect your guests will hang out somewhere other than West Village but IDK.

Have you considered contacting St Francis for traveling medical staff? With being right outside the city limits though, maybe STR will be more revenue than MTR.

Thanks @Mike Dymski Yes the West Village is only a 5 minute walk and is livelier than I expected on weekends. Very short drive to downtown.

I have thought about going the MTR route but I will at least give it through the summer to see how things average out. I think I can keep pushing my weekend rate upwards because by Wed/Thurs there are only 1-2 dozen places left for the upcoming weekend in the city limits (or just outside like mine), and most of what's left is either crap or overpriced.

My next investment may be specifically for MTR in Greenville and closer to the hospitals. The contractor I used knows everyone and has good leads on off market properties.

Hey @Jon Martin, looks good! I would add some color here and there for a bit more pop. It is a little bland.

I like the warehouse or factory. It looks cool at night. What is going on with that?

Thanks @Michael Baum  was planning to have my cleaner add some small succulents or fake plants. Maybe in a clear jar with some colored pebbles or something. A few more decorations with some color have gone up since.

That building is an old textile mill. At one point Greenville SC produced more textiles than anywhere in the world. Shoeless Joe worked in that building. Now it has been converted into high end condos that are well over $400k. There are several other projects like this around the city that have been renovated for mixed use.

I take it that this is outside the city limits since STR'S are illegal in Greenville city.

Looks like you are in Judson or Woodside and I think these are outside the city.

Slightly off- it’s across from Brandon Mill. The West village is a 5 minute walk and gets pretty busy on weekend nights.

The investor activity nearby is bonkers. A 3600 Sf dental lab 2 doors down sold for $900k a few months ago. 500 feet away as at Saco and Pendleton has another 200 condo units going in.
