@Joaquin M Dugan Jr Memphis is a solid market for cashflow. Not so much in terms of appreciation. It's a linear, boring market, which to many investors, is good. But like every market, there are good and bad areas to invest. It's pretty simple to pick a market, but not so much to pick a neighborhood.

@Lukas Crossland I've started with turnkeys as well. Many people may disagree with this comment, but I believe what's more important than the turnkey company is the actual deal. Research long enough, you'll find plenty of complaints on every turnkey provider. While some are truly unfortunate, a lot of the time, it's because they just didn't do their homework. Don't get excited over these 50k deals advertised as 20%+ return without fully understanding the area. Projected returns are not actual returns. So, do your due diligence on the neighborhood to make sure you're actually buying a solid property. @Victor Oben You can find deals on MLS, but it's tough right now. There are a lot people waiting on the sidelines with loads of cash. What type of deal are you looking for? Depending on what you want, there may be better strategies than blasting offers on MLS.

@Luis Pineda Aim for markets that are experiencing job growth and population growth. Also, look for markets with a diverse economy. As far as how to invest, it really comes down to your goals. Do you want to be passive or active?

I tried, but could not find a discussion tracking any coronavirus impacts in specifically Kansas City that investors are seeing. If there is one, please provide the link here. If not, let's all share what we are all seeing in this market! I'm not seeing any impacts on my rentals, but this is just the beginning. I'm in touch with my PM to see if they are starting to see any sign of impact. With fannie, freddie, and hud suspending foreclosures and evictions, it'll be interesting to see how we can navigate our way out of this storm. I am hoping this thread will serve all KC investors by sharing each other's knowledge and experience!

@Aisha Young I have a close friend who is a digital nomad and invests in US real estate. I do know there are ways to avoid certain taxes, but I would talk to your CPA about that. Regarding management, whether you live abroad or in a different state, the challenges will be similar. You will need a good PM to run the operations for you period. If you're going to lose sleep from not being able to see your properties, you may want to pursue other paths. There are pros and cons for every approach. Investing OOS allows you to push your dollars further and get higher returns, but there are challenges that you should be ready to accept if you want that.

@Paige Hill I live in OC as well and understand where you're coming from. I decided to invest OOS using turnkeys. My experience has been great. Even with the turnovers, repairs, etc. I am still getting solid returns. For me, I focused more on B properties. My mentors always stressed the importance of "location, location, location". If you do this, you'll get a higher chance of stability in your rentals and less chance of nightmare tenants. In terms of markets, it really depends on what you like. Many markets have similar macro trends. I have teams in KC, Indianapolis, and Jacksonville so feel free to message me if you'd like to learn more about opportunities here!
