@Tim Harwick Best way to start is by connecting with investors active in the area and then getting their recommendations. I found that going straight to agents, property managers, etc. aren't too helpful because even the bad apples know how to answer any questions you throw at them. It's similar to being good at job interviews, but not so much when it comes to the actual work.

One of your biggest hurtles will be getting financing. Focus on bringing income again first and then see what your financing options are. 10k is not going to get you anything worth it. Look into wholesaling so you can learn and build up cash fast

I think you need to drill down your investment criteria a little deeper than just cash flow. You can find a lot cash flow in D neighborhoods too, but that doesn’t mean it’s for every investor. Be clear on what your goals are and learn about the pros and cons of different property classes. Then see if you can find your ideal property in Florissant.

@Desmond Dunn I would second @Nina Granberry. The best way is to start practicing analytic good deals and crunching out the numbers yourself. Repetition leads to expertise

@Julio Garcia Every turnkey company is going to have their fair share of haters. It's just the nature of REI. Investments can have problems and investors who expected turnkeys to be this rosy, no problems at all investment are the quick to blame turnkey companies. Don't get me wrong, there are a ton of sharks out there, but a lot of the complaints you see can be avoided with proper due diligence. Always get 3rd party appraisal and inspection, check the numbers, and most importantly, research the neighborhood. If you buy turnkey you should be holding for long-term and the quality of neighborhood will be a major factor on how well it will perform over time.

@Andrew Griffin I think it really depends on the investors and what they're looking for. Some investors look for 8% return minimum while other settle for less if they know they are investing in a good area. Some investors may also want a forced equity play, and others may want turnkey. Obviously, there are more factors to consider, but I hope you get the idea.

@Beliria Sims As an out of state investor, I look for agents who aren't shy to share the downsides on deals. By giving the full picture, I gain trust quickly because it shows me that they genuinely care about my investment. Unfortunately, I dealt with a handful of agents who always paint rosy pictures on everything, and that leaves me to believe that they just want the sale.

I feel like a wave is coming soon. Once stimulus checks start drying up, it will have a nationwide effect. Unfortunately, I think this will land particularly hard for lower-income folks.
