@Bruce Ray I think it's prudent to at least keep an eye out in what's happening in our oil markets. It's getting hit 2x as hard with the virus and the saudi/russia feud. Have you considered other markets without a heavy oil dependency?

@Katrina Gillrup Jacksonville is a great market. Have you tried finding lenders that'll facilitate a cash out refi for you?

@Ben Kwon Investing OOS is much easier now with the technologies we have available. I invested OOS as well, and my investments have gone well for me. Your CA dollars will go much further in other affordable markets. However, if you're the type that will lose sleep from not being able to see and visit the property, then that is certainly something you want to consider. You WILL have repairs, vacancies, etc.

@Corey M. There's no way to tell whether your investment will do better in a syndication or turnkey. Both have their sets of risks. Just because you see higher ROI projections for one asset compared to another, doesn't guarantee anything. I think you need to be more focused on which of those investments better serve your goal.

@Rochelle Duong@Rochelle Duong If you're looking for cashflow, you may want to consider midwest. Prices are much more affordable. Just don't fall in the trap of investing in cheap properties that have amazing ROI on paper. I began my OOS investments using turnkeys and focused on B class areas. So far it has been going great. @Edwin Byler If housing does get affected by the virus, I think it will take some time for it to hit. People may be panicking to offload their stock holdings, but we're not seeing a panic to offload homes yet. Commercial sector is different however.

@Erron Pham Roofstock is more of a marketplace. Not all properties on there will be turnkey. Other alternatives are actual turnkey companies. I work with multiple solid turnkey companies in multiple markets. Feel free to reach out if you'd like some info on them.

It depends on what you're looking to do. Are you trying to retire off income asap? Then focus on cash flow. Are you looking to build wealth? Then you want to focus on assets that will appreciate more. Hope this helps!
