@Miller McSwain You don't necessarily need a real estate license, but it doesn't hurt. Plenty of people have built impressive portfolios without it. Even if you aren't in the position to be purchasing a property at the moment, I would still find and analyze deals. I did this early on and it helped me get a feel for which properties would be a deal and which weren't. Have a spreadsheet or use the BP calculator to run your numbers and play around with it.
