@Remee Martin Building a team is going to be crucial if you're planning on doing rehabs remotely. And careful which neighborhoods you get into. Cleveland has a lot of cheap/high cashflow, but rough neighborhoods.

If you quality as an accredited investor, you have other routes that are much more passive like syndications. But everything has its pros and cons, so just do your research. Hope this helps!

This is great info! I liked the platform, but had a hard time finding deals in my target markets. Also, even though I would always recommend getting a 3rd party inspection, its awesome that they provide one. Easy to do quick DD.

@Dave Laird Keep the hardwood for sure. I avoid carpets whenever possible.

One mistake I made early on was buying turnkey built in 1910 expecting it to be as good as new construction. The property was still profitable, but it definitely had more issues than I expected.

@Cori Foreman Awesome to see you making moves at an early age. But I think you'll have a bit of trouble getting financing. I think you got the right idea to start with wholesaling to build up funds. Best way to learn is to be in the action. Not sure what you do for work, but perhaps you can consider working in the REI space?

@Michael Rukov Every market has a good and bad area to invest in. The difference in the markets are in the macro trends. If you like where Louisville is going, then focus on building a team. You'll need a good one too if you're planning on buying 3-5 properties a year.

@Mark Tomaszewski Property managers and other investors (who actually own a portfolio in the market, not just 1 or 2 properties) know the best. Best data sources comes from census or companies aggregating the data. But right now with how wacky the market is, property managers would be the best people to ask.
