Raytown, Independence, South KC, and Grandview are great markets to target. Just beware, the closer you get to the inner city, the lower the neighborhood quality you tend to get.

@Collin Emerson Miller You don't need to join a REIA to flip houses. Join if you want to grow your network and exchange ideas. Focus on connecting with people that can help you on your flip - contractors, agents, etc. Also, flipping for the first time, using OPM, AND doing it out-of-state is a big ask for your first deal. If you're dead-set on this go for it by all means, but you've been warned on the risks you're about to take on. Good luck!

@Zach Yusuf City-data, rentometer, and housefolios are some pretty good tools you can try out. DM if you're looking for more local data. This is much harder to find.

@Anthony Hom It may be okay depending on the market you're looking at, but be careful when you buy properties in that low price range. Also, I considered roofstock for a couple deals few years back. And based on what I've heard from others, it can be hit or miss. Take their inspection reports with a grain a salt, and always get your own with a 3rd party.

@Corbin Lane Sorry about your job loss. Don't stop the job search, I've seen some colleagues in tech find new jobs after layoffs. Sure, it took them a little longer than normal, but they eventually found a spot. Keep at it! I still don't get why you are offering 30k above asking. If big ticket items are taken care of already, it should be reflected on the price. Also, I never assume highest rent regardless of the finish. Be conservative with your numbers because we are still in the middle of uncertain times. I'd pass on this, but don't stop looking!

Go where people and jobs are moving to. Analyzing a market is pretty simple. Choosing which neighborhoods to invest in is much more complicated. Connect with local investors, agents, property managers and get their opinions on where they are seeing the most demand. If you want stability, try sticking as close to the median home value as possible. Hope this helps.

@Karla K. Without an address to look up, you'd lose a lot of interest from people because they have no idea where the location is.
