With the technology and information we have now, it's getting easier for investors to buy out of state. And its getting harder and harder to cashflow here which fuels even more people to look to other states. The biggest concern you should have investing out of state is your team (PM, agent, contractors, etc.). Without a good team, you'll have a tough time. Hope this helps!

@Kevin Conness I have a property built in 1910 as well and bought it turnkey. It had more issues than I anticipated, but my reserves made it manageable. That is why cash-flow is crucial. Make sure you set aside enough in reserves.

@Austin Higgins I love it when an agent tells me to walk on a deal that doesn't make sense for me. It shows they took the time to understand my goals and have the honesty to put my interest over their commission check.

If you're only looking for free tools, city-data and areavibes is your best luck. If you're looking for more accurate, up-to-date data, consider neighborhoodscout. It's pricey, but currently the best tool the market offers. I am also actively working on a solution, so feel free to dm me for more info. Hope this helps!

There are plenty of resources to help you connect with team members (agents, lenders, pms, etc). But one crucial thing to keep in mind before you invest anywhere out of state, get familiar with the market. Every market has a good and bad areas to invest. Don't invest blindly by just looking at some numbers on a spreadsheet. Hope this helps.

@Craig Dieterich Numbers look great on paper. But with such a low price point for a fully remodeled duplex, I can't image this being in a decent area. Cheap properties are cheap for a reason. But im not too familiar with the market, so I could easily be missing something. But if this is in a depressed neighborhood like you stated, just make sure you're comfortable with the downsides of investing in places like that. Good luck!

I'll get to choose flooring soon. I think i should pay a little more to upgrade all carpets to laminate for easier cleaning and less headache. I know how dirty the student rooms can get. Is it worthwhile to send cleaning lady to clean the rooms  monthly and make them pay for the costs?

You may also want to look for facebook groups or school boards to post rental ads.

@Daijuan Davis Sr $60k down can get you decent turnkeys. But if you're looking for turnkeys worth $60k, I hope you understand what type of investment you're getting into.
