Seth Borman yes, I am married. So I will be receiving BAH. I understand rotations and how much I am gone. I've been stationed in Italy for almost 3 years no and I have only been in Italy for 1 year total. Other than that I have been gone. I would either have my wife in place to take care of them but I will most likely have property management in place.

Hi BP! I'm directing this discussion to all military people and anyone that lives near or around bases with great investment opportunities. I am a younger enlisted soldier. Airborne infantry. Soon to be heading to my next duty station in 10 months. I have no idea where I am going, I have some options put down but have not heard back from branch or received my orders. The top of my list was fort Carson, Colorado but the market there is really expensive from what I see. I need something smaller to invest in with what I have. So what duty station should I call branch and try to get?? I'm planning on using my VA loan to purchase 2-4 units. Of course this will be my first investment and it will be a huge learning experience for me. So i prefer to start with a duplex but if more comes my way for a good deal, I'm ready to take that on and get more cash flow for me. During this time I will be renting out the other units while living in one unit (typical house hack). Then collect what ever BAH I receive and build that up over how ever long I am there. To finally sell before I ETS so that I'm able to get the paid off part of the loan also. So essentially I should have built up over my time there: 1. Cash flow, 2. BAH, and 3. What ever is left after I pay the loan back. Any advise?? Thank you!

@David Moore Thank you for the compliment.
I am looking for the great deals. im studying the markets. finding out what i can. i am overseas so i mainly look at the location i will probably go back to as soon as i am out of the military (Tulsa, OK). I also am looking and analyzing deals all over the US... as much as i can do online... also as much as i can do with the knowledge i have ( which i small but growing each day).

being in the military it has taught me that i can overcome anything. obviously, i would like to be put my self in the positions that best suits me. Right now, buy and holds look the best due to the fact of cash flow for my future and enables me to grow. whether I land lord myself or have a company do it.... that will be interesting to see.

I have the ability to go anywhere i would like after the military. I am not picky and have an incredible amount of flexibility with my life. So its all up to me and the choices i make here in a few months. 

I want to get involved as soon as I can.

Hi BP,

This doesn't exactly involve an actual RE deal.... hold on.... before I loose you. This does involve success. Well, to start out I would like to say a huge "THANK YOU" to BP for helping me out. This discussion goes out to you! with out all that this website has done for me I would have spent thousands on a "guru knows all" plan... I wasn't falling for their routine but was considering them. I knew there had to be something else out there and here came BP and I was hooked as soon as they said "free" from a youtube video. 
I've been apart of this community for such a short time but I have forced my self to get involved, ask as many questions as I can think of and gain as much knowledge from this site as possible.
Although, I have not done any sort of deal because of my overseas situation... I have networked and have prepared for my return to the US.
I have been able to network with so many BP users that want to help me and work with me... it has been such an awesome experience. One that I plan to continue for the next 10 months while I await for my journey home.

so this success story is pretty much a short read to the new users, the old users, whoever it may be.
networking through this site just takes a little bit of getting involved. post a discussion and let the magic of BP begin. It is great!

Thank you BP and I will post an actual success story before the end of 2017! BOOM!

So for rentals leveraging is not advised to be safe in a crash??

Hi BP! When is it worth paying for a property manager? If you have a duplex and rent out the 1 unit. Is it worth getting a property manager? Or suck it up and hope that the odds are in your favor so you can collect the cash flow you would spend on a property manager. When do you advise to get a property manager? Thank you!

Anthony Dooley thank you for your advice. Just from seeing your bio on BP, it looks similar to my goals. As a veteran, do you have any other information or advice on what I should do?

Hi BP,
what are your thoughts about saving money until the next crash to buy real estate?
is that the wrong answer? because of its undetermined time?
would it be wise to invest part of the money i have in real estate but save a part of what i have and build it until the right time to buy?
maybe work slowly into the real estate market waiting for the time to buy and then extinguish all that i have upon the next crash?
