I am invested in a market in which appreciation is slow but cashflow is great. I love Colorado and especially Colorado springs. Id love to hear from current investors what their investment strategy is in an expensive market. are you still getting cashflow or banking on appreciation?
what prices are you finding off market deals and rents?

for example investment criteria here is usually 115k or under. and rents come out to 800-1400...

any insight would be great.

Hi BP,

I have started a lead generator website through lead propeller.
check it out here:

Now, I have marketed for just under a week. I have had 500+ clicks to the website.
Time on site is over a 1:07. 2 page per visit.
no leads.

What would you say to help, do, any advice?
i'll keep up with it... but 500 clicks and no calls or submissions seems like a bad ratio.

any advice?

Hi BP!

I used to live in the Colorado Springs area and considering moving back.

I’m an investor here in tulsa, Ok. Looking to move operations to the CS market.

So, I’d like to hear from active investors in CS.

A few Qs:

1. What price are you finding for off market deals?

2. Are you able to get cashflow or are you breaking even but winning on the appreciation side?

3. Areas that work best for cashflow?

4. Any market trends?

5. Upside? Downside? Thoughts?

6. Anything else you can think of?

7. How are the local RE meet ups? Are there A+ players/newbies or are the meet ups pretty spotty?

8. Are there any fb groups for local investors that are not filled with scams and actually have a good deals passing through? (Our Tulsa fb page is strict and run well allowing for real deals to be bought/sold)

Hi, I am wandering why our property has had no applications?
We are priced the same as everyone else in the area but are the only renovated one. 
Why are they not following through. I have had people take applications and seem to be really happy with it and say they will come drop it off the next day, etc. But so far no one has done it.
I am fine waiting but Id like to get someone in there asap but i do not want to lower the price.
maybe the deposit is too high? maybe the remodel is not good enough? maybe it's the season?

@Ryan Marrs If this property is around the north Tulsa area. I have passed it many times looking for properties. What a great buy! There are a few opportunities in that area that need to be taken! great work! I would love to see the progress in person.

@Christopher Sarmiento essentially, it would be buying some sort of property with additional rooms and renting them out. This also works with duplexes etc. for example I just bought. A duplex and I will move into one side, and rent the other side out.

Also, the past 10 months I’ve actually been renting a one side of a duplex but also sub leasing a room so it cut out rent down 400$ giving me more money to save up.

I’m even considering doing the same in this duplex. Rent one whole side. Live in the other but rent one room out. So it covers more than my mortgage.

Living for free.

@Season Price save save save and more save. Start networking instead. Find others that are involved. Maybe even get a second job. Save as fast as possible. Once you hit the 10k mark. Buy an investment property by moving in and house hacking.
