Post: strategies for making offers and negotiating?

Hi BP,

making offers... how do you start?
do you low ball the offer in hopes to get the lowest price they will sell for?
do you give an estimated offer based on what you think the property is worth?
do you think negotiating way below what the property is worth as unethical? or do you think along the lines of " if they are willing to sell for that price, its on them"?

what are your strategies an thoughts?

thank you!

Hi BP,
im in the military and am a lower enlisted soldier, so my pay is not the greatest, but i do make the most out of what i get. i save every dollar other than the minimal bills i have. which the money i do save is not a huge amount. so it is taking a while to build up my investment money.

with that being said: how much would you save to invest in RE?
also, how long would you wait for that money to come?
any advice on how to get a head start with the money i do have? ( i plan on partnering with experienced people, as soon as im able too)

im a man of action. But i also believe in being prepared. right now im building my knowledge on every aspect of RE. finding which niche i want to start off with (so far buy and holds, second option would be flips). what other advice would you say to build on at a personal level?

thank you!

Hello BP! I would like to discuss strategies that can be used during 2-3 year spans to build a portfolio in REI. Specifically military. Being in the military everyone moves more or less every 2-3 years. What are strategies you have used? What can be used or applied? Any examples? Thank you!

Hi BP,
my question is right now.... if you could go anywhere in the US. choose any state to invest in. where would it be?
where would you choose for buy and holds?
where would you choose with flips?
and im not talking about the expensive markets.... lets say..... areas with properties 300K or less?

thank you!

Post: hidden payments behind auctions?

Hello BP!
im looking at online auctions and i would like to know how it all works...

say there is a bid for 10K on a foreclosed property that the bank is auctioning. but the previous owner that it was foreclosed on owed the bank 50K. if you bid and win the bidding war. do you just pay the 10K on that property plus the few extra payments of the process... or are you going to be paying the rest of what was owed on that property.
i guess im asking: what are the hidden payments? and where can i find them if there is any?
