To insure success, follow what Brent stated above...

Be SPECIFIC !!!

Develop a scope of work as your contractor will then know what to do as well as what NOT to do. (I have a friend who was doing a rehab of a Kitchen... He wanted cabinets removed... he pointed at the wall where the cabinets were mounted and said "take that out". He meant the cabinets... When he returned, the entire wall was gone.)

As I do rehabs for clients this has been an educational process... A long time ago, I asked similar questions and a member here pointed me at a software product that we now use religiously.

I don't sell it, but do recommend it...  It builds a scope of work and potential costs by having you walk the property and fill in a checklist. Do a search for a remodel cost calculator.

Have buyers interested in this waterfront, deep water dock home... Just need to fund the rehab to get it on the market.

Is a 100% rehab loan something that is do-able???

If so, I would do them a lot...

It's nice to see a positive experience posted here...

We are a HUD authorized Brokerage located in Central Florida, with agents and investors from Coast to Coast.

To that end, we make offers for a network of investors that is world wide and for the remote ones, offer rehab services for them. To do that, we need Contractors, Handymen, and skilled trades to assist in the projects.

Examples:

Currently, we need someone to install a cultured stone fireplace surround... a Company that can do concrete demo and driveway installation... a Contractor with the correct license to replace deck boards on a dock... a Painter to paint the exterior of a home... a "service call plumber" in Lakeland to install a replacement shower control... and the list goes on. As long as you can resist temptation, I would suggest this...

On-line courses are good, but can't replace the classroom because a good instructor can teach you the business as well as guide you toward passing the test.

A number of Brokerages will put on cost effective, license training at their offices.

Just understand that while there, they will market to you to join them.
