Think of this from two perspectives...

Are you an aspiring Realtor (read that as working in a bull pen, getting to share a farm area, and working at a "big box" Brokerage)?

Or are you an investor that wants the benefits offered by being a Realtor?

Nothing wrong with a "big box" brokerage if you are trying to be a "traditional Realtor". They have great training in the "sell what we have listed" as well as teaching the ins and outs of the MLS system, etc.

The problem is that they don't quite "get" the investor mindset.

IE: Multiple comp plans so that when you are purchasing for yourself, you can make some money.

Two thoughts... 

If you do the reading of what is available from here... you can do it yourself very easily.

If time is a constraint... consider a $ 5/Hr virtual assistant.

Use a joint venture agreement that very carefully defines the roles each of you will play, and at the end of the transaction, how you will split profits.

Do one of these for every deal...

We do it with investors all the time... no one has a problem with it.

It sounds as if you have already done the most important thing... The bumper sticker for it reads...

PLAN YOUR WORK... WORK YOUR PLAN.

You have received some great advice here already.

Consider setting up an LLC that acquires, then, as a Realtor, you can get paid commission to buy, and then list & sell your own properties.

Also, when looking for a Brokerage, focus on one that is "investor friendly"... Most of our clients do repeat business, and all of us here are investors. We speak the language and also have the support infrastructure to make it simple for them to do business.
