There is a lot of truth in this.

If you are doing Tax deed purchases, at least get a birddog. (preferably a contractor you know, give them a digital camera and a pocket voice recorder and ask them to visit and give you their opinion.

Example... Haines City, FL... tax deed on what public record said was a 4/3 @ 2300 sq ft that ended up being a vacant lot because fire had destroyed the home and the town fored the owner to demolish. But... if you looked on Google, etc... there it was...

I am an authorized HUD Brokerage in the Central Florida market that works with investors, helping acquire new inventory via HUD, REO's Short Sales, Wholesales, auctions, etc.

Almost every major city has a real estate investing group. Locate the local group and ask internally for a real estate agent who understands the "investor mindset", which is totally different than how a homeowner looks at properties.

I am a brokerage in Orlando, and we focus on procuring HUD houses for investors who either rehab or wholesale. The home they focus on are a lot different than those of a family looking for their "forever home".

Plus... the side benefit of the REIA will be a Rolodex of good local contractors.

The best advice I have seen here is from Jon Holdman.

I rehab houses and have done the "put up a ledger/ use a T-shaped deadman on the other end to hang by myself. With the amount of time you spend doing this, it is a lot less expensive to do the "Craigslist trick". I advertize under unskilled labor, looking for a helper on a day to day basis. After three times, I ended up with a qualified, unemployed, ex-Army Ranger that is the hardest working guy I know... and worth every penny of $ 10/hr.

Find a "Mentor" who truly knows the market, and clone the skills and capabilities they have. Example: Join CFRI, the Orlando based investor group and attend the monthly meetings to rub elbows with other investors. If you choose to use a mentor, there are wonderful teachers in the area like Augie Byllott...
