We are a HUD approved brokerage in Central Florida.

HUD posts new listings on Saturdays... we take all the listings and import them into a "regional" spreadsheet that lists them by county.

A network of investors copies the ones they want to bid onto another spreadsheet that we provide and add their bid amount. They return to me and I make bids on their behalf and track HUD's counterbid adjustment.

Not a typical answer because I was the Realtor and the client...

Basically, my investing entity paid me to buy my first flip, then paid me again to list and sell it.

I can also recommend appraisers, inspectors, etc. if that is a requirement.

You basically described exactly what we are...

As an example, I own the Brokerage, buy & flip, work with investors helping them buy and we rehab if they need help, then list, market, and sell for them. I'm a landlord with buy & hold properties, etc.

I agree with @Brandon @Brandon L...

If you place your license it will cost you around $ 1,000 to join an association and MLS.

If you become an assistant, you will have access and can learn the systems while still at your J.O.B.

We support a network of over 30 investors.

For them, we vette property management companies, provide project management through a separate entity for rehab projects, and source properties through our Brokerage.

We have two commercial brokers, and can do your local hands-on due dillegence.

For wholesaling, the exit strategy is vital... Begin developing a buyer database of investors who rehab, etc. to market your deals to.

Look into establishing an account at one of the e-mail blast vendors like Constand Contact.

Place your license with an "investor friendly" Brokerage so that you ca pay yourself to acquire properties... IE: here, we are all investors, if one of us buys a house using an entity, HUD pays 3% commission... On the other side, if you acquire, then list and sell (instead of wholesaling, you could get both sides of the transaction, which is another 6% to sell your own property.

If that makes sense... we charge no fees, just a commission split. Benefit is, our marketing, websites, etc.
