I have 4 1/1 806 sqft units which are currently all rented out collectively for $2260/mo. however, based on the same unit in the same complex, and two units in the adjacent complex (similar size), market rents are $3000/mo! Based on a 30 yr. fixed PITI/HOA loan at 5% ($1780), the current cashflow is nearly $500/mo, meaning that net income would be over $1200/mo--you simply can't find those sort of numbers on the SFR side these days. There are many new build comps all around which are getting nearly $100/sqft, but rehabbed comps are rare, so we are being conservative with our valuations. However, rental comps are strong at $900+/mo. These would make great owner finance deals as well--great area for it!
