I have 4 1/1 806 sqft units which are currently all rented out collectively for $2260/mo. however, based on the same unit in the same complex, and two units in the adjacent complex (similar size), market rents are $3000/mo! Based on a 30 yr. fixed PITI/HOA loan at 5% ($1780), the current cashflow is nearly $500/mo, meaning that net income would be over $1200/mo--you simply can't find those sort of numbers on the SFR side these days.
