Clean rental in Garland. The numbers are to tight in my opinion to flip this. One comp did recently sell at 184K but that seems like an outlier. The other comps are showing 170K-175K. Market rents are $1375 a month, and I really don't think you need to do much to this to get market rent. All majors appears to be in great shape.

There are a few companies in the area that are already building new homes in the 1300-1600 Sq Ft range and listing them for $169,000 to $189,000.
