Great flip away from the city in Seagoville. Not many comps, but the best one is right next door! According to the agent, they are getting full price. This house calls for a full rehab to look like the neighbor, but should have plenty in the budget. There was minor fire damage to the back corner of the roof, but nothing that can't be fixed. Other comps include an AS-IS sale that sold for $78 sqft with one less bathroom. The closest rental comps are across the highway.

All in Price**: $95,000
Est. Rehab: $34,000
Rents: $1,000-$1,250

Arlington Heights flip or rental. Home is a 3 bedroom 2 bath. It is bigger than tax rolls says. Between 1400-1500 sq ft. House is in good shape. Mainly a cosmetic rehab which includes re-finishing the hardwoods throughout the house. Pier and beam foundation, and I gave a small budget just in case work needs to be done. HVAC works but looks a bit on the older side. New water heater. Biggest part of rehab would be moving some walls around to let the main area flow better. Contact me for more information.

One comp was just closed on 2/28/18 for the uppers 270's and it is not fully updated with NO pool. $125/ft is very reasonable due to we will be fully updated and we have a pool.
