Big house in an upcoming neighborhood, with a detached 2 car garage. Be great for Owner Finance income. I put a heavy rehab budget on this thing to get it done right. I allocated funds towards things that might not need much if any work, like electric and plumbing, just to be safe. We are surrounded by new builds. I pulled the 3 closet new builds sold as comps all much smaller than us. I also pulled active neighboring listings to show how much construction is going on and how close it is to us. For owner finance the selling point will be the sheer size of this house coupled with fresh remodel in an upcoming neighborhood.
