I am placing last and best bid on home built in 1965 with septic tank. Its located in top 5 suburbs of Birmingham. Putting budget together next 24 hours. How much to allow for clean out etc...

Best I can come up with is about $300 for clean out and go to the  county health department to get copy of were the field lines lay. Thanks JP.

I buy, rehab and either flip or hold SFH's in the Birmingham metro area last 10 years. I manage what I own and hold. I believe there is a chapter of Alabama Investors ***. in Huntsville. I would seek it out. That's one of the first things I did when I got into this. I always learn something there every year at AIA that saves me money. Learn a lesson this year that saved me 26k. Welcome Derek, I am just down the road. I think the 1 to 2 year route of studying before you buy is great. I did the same thing. Try to find a local investors association in north Alabama and you will learn a lot and try to get mentor by one of them. Good luck JP

I put a contract on short sale in Birmingham today all cash and my agent come back and added that listing agent said the bank can not give possession from current tenant or homeowner for 7 weeks. Bank stops showing home tomorrow. People are living in it now.

Any thoughts. Wonder if current tenant will tear up property then what is my recourse or what if I find a another property before the 7 weeks.  Thanks JP

Tracy, good luck on your move and property search. I have been in the Birmingham rental market a few years. I like Clayton's suggestions of areas. I like Huffman, Center Point, Clay and Pinson  in the east. West side I like Hueytown, McCalla  and Concord. Stay away from North, southwest and Ensley in Birmingham. South is expensive for rentals but Pelham and Helena have good schools.

For personal use I would stay south of Red Mountain any were.

I owned a moving company in the past. If you need suggestions contact me . We moved hospitals, Banks, NASCAR shops, Ceo's and Micahel Jordon. Good luck. JP

I have never heard of the tax in Birmingham.
