Welcome Laura. I am in the Birmingham area also. Just old school guy learning new ways. There are a couple of real estate groups in the area. The AIA meeting every 4th Monday in Homewood at 6 . I have been with them about 10 years, good folks. There is also several folks on this site that meet at Birmingham Real estate investors on meet up group. Both are good.

I use Bengal Bug Spray. I buy it and spray myself inside the home. Close on house Thursday 1 pm and sprayed at 4 pm. Next day I found about 50 dead thinks. I have been using it for 7 years and it works. It costs $15 a can at walmart, depot and lowes and its worth it. Good luck.

Hi @Nigel Dollentas. Looks like you are going to be light years ahead of your friends but don't burn out too soon and enjoy the journey. I suggest learn a little about the building trades like carpentry. plumbing, electrical, heating a/c and even painting. These guys are always looking for good helpers. Best way for them to try you is tell them your first day on the job is free. It works most of the time and if you don't care for the work or the person, what have you loss but what valuable knowledge can you gain. This type OJT will more than pay for its self in the future. It will help you understand you cost. And if you know your costs then you know if your are making money. There are lots of folks don't know  either way.

Hey man, I looked around about you and saw this. Man make a plan. You shouldn't go out and make deals that you don't know about. Two things. One at these meetings find a real estate lawyer and check them out. Next save you money and put 20 % down. Find a good real estate agent and don't be afraid to fire any on them. Find a handyman, plumber and a/c. This will take time.

Never lend money or rent to anyone's profession that starts with a "P". Police, painter, plumber, preacher, physician, prostitute etc. This rule has worked for bankers and landlords for 100 years.

Find some revenue some were besides real estate for the next year unless you got at least 150k to start with. Let me know. JP

If I were to draw a map of Alabama to invest. Start at Cullman 50 miles north of Birmingham and go north on I65 to the Tennessee line. Then east to fayetteville tn ( 25 miles north of Huntsville) then south to Lake Guntersville and then southwest back to Cullman.

I had dinner with retired banker from there last night. Stay away from NE Huntsville. 

He likes it. He just bought buy and hold home up there 18 months back. Good luck. JP
